The Hot Tub

  • Please keep glass and sharp objects away: It's soft-sided and inflatable, and popping it would be no fun for anyone!
  • Don't turn off: It runs on a timer and will switch off on its own.
  • Nothing in the water but you: No bubbles, soaps, oils, or dyes, please. They'll clog the system and shut the pump off. Yikes!
  • Temperature: Need it warmer or cooler? Hold the lock icon on the panel for 3 seconds, then adjust.
  • Jets: Hold the lock icon for 3 seconds, then press the bubble icon at the bottom of the remote.

We freshen and balance the hot tub before every stay, but please know there's a skimmer net close by if a little nature drifts in.

  • Please NO SOAP on the griddle. (It strips the seasoning!)
  • Leave the cooking surface lightly oiled for the next guest.
  • When you are finished, please turn the propane off at the tank.

Good to Know

The train +
If you haven't already, you'll get to meet our friend, the train, soon. It passes through day and night, sounding its horn for about 10 seconds at a time. Most of our guests embrace it as part of the small-town charm, but we've stocked each unit with earplugs and sound machines for your comfort just in case!
The property +
The Poppy House sits on an 11-acre property and includes our main farmhouse and four tiny homes. Each one is placed to give you privacy and seclusion, but please know you may occasionally see or hear other guests during your stay. P.S. We hope you'll come back to try another one of our units in the future!
The fire pit +
A few things to keep it safe: we'll always let you know if a county burn ban is in effect, so please hold off on fires during one. Use good judgment, keep an eye on it, and never leave it unattended. When you're finished, put it all the way out with water from the bucket and faucet just outside your unit, and make sure the embers are cold before you head in.
Coffee +
We've stocked each unit with our favorite beans from a small Texas roaster — enjoy! And if you love the roast as much as we do, you can take some home.

Extra linens +
We've included extra blankets, pillows, and towels. Use if you need them!
A/C & heat +
Thermostat is on the wall — set it where you're comfy and give it a few minutes to catch up.
TV & streaming +
The TV is ready for streaming — just sign in to your accounts (Netflix, Disney+, YouTube, etc.) Don't forget to sign out of your apps before you head out!
Groceries +
There's a Brookshire's Express just 5 minutes from the house for the essentials. For a bigger run, the Brookshire's in our neighboring town of Clifton has a larger selection.
For your safety +
A fire extinguisher and a first-aid kit are under the kitchen sink. We hope you never need them, but they're there if you do!

And remember, our slice of Texas countryside is shared with other wildlife and critters. Please watch your step, keep an eye on little ones, use a flashlight after dark, and give any critter you meet plenty of room.

Helberg Barbecue · 15 min

A family-run favorite that's quickly become one of the most loved barbecue spots in Central Texas. The brisket smash burger is… chef's kiss.

Olaf's Restaurant · 15 min

A true ranch-to-table experience. All of their beef is raised, grown, and fed on 3R Farms in Clifton, Texas. The rest is prepared in-house with fresh ingredients. Worth checking their hours before you go — they're usually closed Monday through Wednesday.

Corner Drug Cafe · 15 min

Where the locals eat! Breakfast and lunch served in a beautifully preserved historic drugstore. Small-town charm and home-style cooking.

Produce Haus Pizza · 15 min

Brick oven pizza, in-house made ranch & ice cream — need we say more? Right outside is a great green space for kids to run around and play.

Breaking Bread Bakery and Deli · 15 min

A cute little sandwich shop with delicious pastries. The brownies are our favorite!

The Crawford Cone · 15 min

A kid-friendly favorite for soft serve ice cream, sno-cones and burgers.

Red Herring at Hotel Herringbone · 30 min

Upscale Coastal Mediterranean with excellent cocktails, wine & piano lounge.

Milo All Day · 30 min

Farm-to-table, with Southern-inspired food, seasonal ingredients, creative small plates, in a really fun atmosphere.

Magnolia Table · 30 min

Chip & Joanna Gaines' beloved diner. Biscuits, lemon lavender donuts, and a reservation are certainly recommended.

The Brasserie at Hotel 1928 · 30 min

Tucked inside Chip and Joanna's beautifully restored 1928 Hotel in downtown Waco.

Cafe Homestead · 40 min

Worth. The. Drive. This one may be our favorite. Farm-to-table in the truest sense. Set on the working acreage of Homestead Heritage.

Valley Mills Vineyards · 5 min

A family-run winery. Wines from 100% Texas-grown grapes! If you're here on the weekends, check their events page for live music & fun events.

Red Caboose Winery Clifton · 15 min

A fun little winery in nearby Clifton, offering wine tastings, locally made spirits, and a relaxed atmosphere. (Their vineyard is 35 min in Meridian.)

The Will of Waco · 20 min

Open on the weekends. A great spot for live music and patio dining. Their Home Grown Vendor Market takes place every Sunday.

Lake Whitney State Park · 25 min

23,500 acres of clear blue water with swim beaches, boat ramps and hiking trails. Walling Bend is a great access point from the property.

Meridian State Park · 25 min

Over 500 acres to explore surrounding Lake Meridian. Easy hiking trails, a quiet spot to swim, and shady picnic tables.

Magnolia Silos · 30 min

The place that put Waco on the map. A full block of shops, gardens, food trucks, a coffee shop and the original Silos. We particularly love the green space for the kids to run around while we shop & eat.

Fabled Bookshop & Cafe · 30 min

Waco's beloved bookshop, complete with a cozy cafe and a hidden children's section. Walkable from Magnolia Silos and other shops.

Homestead Heritage · 40 min

A 510-acre working farm and craft village including Cafe Homestead, Heritage Coffee, Waco Waffle & Brazos Valley Cheese. This spot is particularly worth the drive May–October when they hold their weekly Saturday farmers market.

  • Dishes: If you could give the big items a quick wash, we'd be so grateful. If it's just a few things, no need to wash up — we'll take care of it!

  • Trash: To help us avoid any stink for the next guest, please place all bagged trash in the bin outside.

No need to strip your sheets or do anything with your towels. We'll handle the rest!
